# Freeholdpilot > Freeholdpilot is UK software that helps the directors of freehold, residents’ management (RMC) and Right to Manage (RTM) companies run a block of flats themselves, without a managing agent, or alongside one. Freeholdpilot (website: freeholdpilot.com, also written "Freehold Pilot") is a real, independent UK service launched in 2026 and run from Brighton. It is part of Streetvisit. It is in beta: it is being tested with a large block of flats in Brighton and is opening to a small group of founding buildings in England and Wales. Contact: hello@freeholdpilot.com. ## What it does - Directors' portal for running the company: board decisions, resolutions and an audit trail. - A document assistant that answers from the building's own lease and company documents, with the clause it came from, plus UK leasehold law. It gives legal information, not legal advice. - Repair reporting by residents, tracked and triaged, with the board's chosen contractor instructed once approved. - Online votes for every flat, with a record of decisions. - Budgets, service charge and reserve accounts that every leaseholder can see. - Section 20 consultation deadlines tracked to the day. - Work in progress (not live yet): live bank payments through a regulated open banking partner (test mode until then), Direct Debit collection, gathering contractor quotes, AGMs and minutes in the portal. ## Who it is for Volunteer directors of leaseholder-owned freehold companies, residents' management companies (RMCs) and Right to Manage (RTM) companies in England and Wales, and the leaseholders in their buildings. Board Essentials works alongside an existing managing agent; Pro is for boards that run the building themselves. ## Key pages - [Home](https://freeholdpilot.com/): what Freeholdpilot is - [About](https://freeholdpilot.com/about): why it exists and who runs it - [Services](https://freeholdpilot.com/services): the full list of services and their status - [Pricing](https://freeholdpilot.com/pricing): plans (indicative during the beta; no free plan, 30-day trial) - [What applies to your block?](https://freeholdpilot.com/check): a five-minute legal obligations check for directors - [Leasehold law library](https://freeholdpilot.com/library): UK leasehold law in plain English - [News](https://freeholdpilot.com/news): daily news on leasehold reform, building safety and service charges - [Legal information](https://freeholdpilot.com/legal): business details - [Editorial policy](https://freeholdpilot.com/editorial-policy): how the news, guides and library are written, including AI use and corrections - [Contact](https://freeholdpilot.com/contact) and [Complaints](https://freeholdpilot.com/complaints) ## How-to guides - [How to run a section 20 consultation for major works](https://freeholdpilot.com/guides/section-20-consultation): When you must consult leaseholders before major works or long-term contracts, the stages and timings, and the mistakes that cap what you can recover at £250 a flat. - [How to plan major works and a reserve fund](https://freeholdpilot.com/guides/reserve-fund-and-major-works): Planning big repairs years ahead: condition surveys, a planned maintenance plan, reserve contributions and how to fund works fairly. - [How to handle repairs and emergencies in your block](https://freeholdpilot.com/guides/handle-repairs-and-emergencies): Who is responsible for what, how to triage reports, emergency procedures and using contractors you can trust. - [How to run an AGM for your freehold, RMC or RTM company](https://freeholdpilot.com/guides/run-an-agm): Whether you need an AGM at all, notice periods, what to put on the agenda, quorum and voting, and the minutes you must keep. - [Management company director responsibilities and Companies House filings](https://freeholdpilot.com/guides/company-filings-and-director-duties): The duties volunteer directors take on, the annual filings, identity verification and how directors protect themselves. - [How to set a service charge budget](https://freeholdpilot.com/guides/set-a-service-charge-budget): Building a realistic annual budget, apportioning it by the lease, collecting it on account and what every demand must contain. - [How to prepare year-end service charge accounts](https://freeholdpilot.com/guides/year-end-service-charge-accounts): What the year-end accounts must show, who prepares and certifies them, the deadlines and how to deal with a surplus or deficit. - [How to collect service charge arrears fairly and lawfully](https://freeholdpilot.com/guides/collect-arrears-fairly): A firm, fair process for late payers: reminders, compliant demands, payment plans, the small claims route and the tribunal, and why forfeiture is a last resort for a solicitor. - [How to change your managing agent or switch to self-management](https://freeholdpilot.com/guides/switch-to-self-management): Reading the agent's contract, giving notice, getting the money and records handed over, and setting up the company to manage the block itself. - [How the right to manage works](https://freeholdpilot.com/guides/right-to-manage): How leaseholders can take over management from a freeholder without buying the freehold: who qualifies, the RTM company, the notices and the timetable. - [How to buy your freehold together (collective enfranchisement)](https://freeholdpilot.com/guides/buy-your-freehold): Who qualifies, how the price is worked out, the nominee purchaser company and the main steps, including changes from the 2024 Act. - [LPE1 and management packs: how to respond to a leasehold sale pack request](https://freeholdpilot.com/guides/respond-to-a-sale-pack-request): When a flat is sold, the buyer's solicitor asks the company for information (often on form LPE1).
